Kyla Holcomb Piramoon specializes in business and real estate law, with an emphasis on land use and real estate transactions (residential, commercial, industrial, retail/mixed-use, agricultural, ranch and rural properties). Her experience includes counseling clients on real property purchase and sale transactions, lease negotiations, lot line adjustments, tenancy in common ownership agreements, realtor disclosure obligations, landlord/tenant disputes, contract disputes, business and partnership disputes, real property disputes related to easement and boundary rights, and matters relating to the formation and operation of business entities (corporations, partnerships, and LLC’s).
Prior to joining Pratt & Associates, Ms. Piramoon served as General Counsel to a Bay Area real estate development and construction firm. In that capacity, she managed the company’s legal interests in its development projects; facilitating and overseeing development entitlements, land use and zoning approvals with local governments; negotiating conservation easements, engagement agreements and contracts; implementing homeowner associations, and drafting project governing documents and operating agreements. She also gained experience handling California non-judicial, judicial, and lien foreclosures; evictions; title clearance, claims, and litigation; CA Department of Real Estate Investigations, and mortgage law and litigation.
She represents property and business owners and managers, homeowner associations, realtors, investors, and development and construction firms with all aspects of their commercial and residential real estate portfolios. Ms. Piramoon received her J.D. and Master’s Degrees in Dispute Resolution from Pepperdine University School of Law, and her B.A. with Honors in Political Science and Business from UCLA.
